In this example, RiverRock Engineering partnered with a private client to deliver site-civil engineering services for a custom 5,800 SF lake home on a 1.87-acre parcel along the shores of Lake Keowee. The project features a carefully sited residence positioned to maximize lake views and waterfront access, an engineered septic system designed to allow the home to sit closer to the water than conventional systems would permit, and a site plan tailored to the unique topography, soils, and regulatory constraints of lakefront development. RiverRock Engineering delivered the full scope of site-civil design for this custom lake home, including grading, driveway layout, drainage, utility coordination, and an engineered septic system designed to meet SCDES requirements while enabling a closer-to-water building footprint than a conventional gravity system would allow. Lakefront parcels come with a layered set of constraints — steep grades, shoreline buffers, soil limitations, and Duke Energy shoreline management requirements — and we worked through each one to protect the client's vision for the home's siting. Our drainage design managed runoff in a way that respected both the natural terrain and water quality protections for Lake Keowee, while our grading plan balanced cut and fill to minimize disturbance and preserve the wooded character of the lot. We coordinated with the septic designer, the home's architect, and the builder to deliver a site plan where every element worked together.
What the process looked like
RiverRock Engineering guided this project from early due diligence through construction-ready design. We began with a thorough evaluation of existing site conditions — topography, soils, shoreline setbacks, Duke Energy's shoreline management classifications, and the jurisdictional requirements that govern lakefront development in Oconee County — to define both the opportunities and the constraints on the parcel. That upfront analysis shaped every decision that followed. Recognizing that soil conditions and the client's desire to site the home near the water ruled out a conventional septic approach, we designed around an engineered septic system that satisfied SCDES standards while preserving the home's preferred location on the lot. From there, we developed a grading, drainage, and driveway design tailored to the site's slopes and the owner's program, coordinated closely with the architect and builder through design iterations, and delivered a permit-ready package that the construction team could build from with confidence. The result: a lake home site design where the engineering disappears into the background, letting the home and the lake take center stage.
