RiverRock Engineering partnered with Johnstone Supply to deliver site planning and site-civil engineering services for a new 9,730 SF wholesale distribution branch at 104 Nelson Lane in Seneca, SC. The facility pairs a walk-in counter-sales storefront with warehouse space and a dock-high loading area, and RiverRock designed the site to move two very different kinds of traffic — customer vehicles and full-size tractor-trailers — cleanly through one compact site, with customer and employee parking, truck docks, roll-up door access, and a heavy-duty concrete truck court built to handle daily freight.
Johnstone Supply is one of North America's largest HVACR (heating, ventilation, air conditioning, and refrigeration) wholesale distributors. Founded in 1953 in Portland, Oregon, it has grown into a network of more than 450 locally owned and operated stores across the U.S. and Canada, supplying contractors with equipment and genuine OEM parts. The Seneca branch brings that supply network to the Upstate.

Our contributions
RiverRock Engineering delivered the full scope of site planning and site-civil design for the new branch. Our scope included the overall site plan and layout, customer and employee parking areas, ADA-compliant accessible parking, and the dock-high truck loading area served by roll-up overhead doors. The defining challenge was circulation: we engineered the concrete truck court and drive aisles so that tractor-trailers can enter, maneuver, dock, and exit safely on a compact site shared with passenger vehicles and walk-in counter-sales customers. We also handled the site grading, utility coordination, and site preparation for the new metal building, and managed the site plan and permitting process from start to finish to keep approvals on track.
What the process looked like
RiverRock guided this project from early due diligence through construction-ready, permitted design. We began by evaluating the existing site conditions and the local requirements that applied to a new commercial building, then developed a site plan that balanced the competing demands of customer parking and heavy truck movement — sizing the truck court and drive aisles for tractor-trailer turning while keeping the counter-sales entrance convenient and safe for walk-in customers. From there, we coordinated the grading, utilities, and site preparation for the new building, assembled and submitted the required permit packages, and stayed closely engaged with reviewers to resolve comments quickly and keep the timeline tight. The result was a clean, efficient distribution branch that opened ready to handle daily freight and contractor traffic — and added another completed RiverRock project to the Upstate.
